Modern Formation

Crisp two-story stucco volumes with deep black window reveals modern, but warm under foothill light.

Rooftop deck

An elevated outdoor room with a glass-walled stair pavilion. The view stretches from the San Gabriels to the basin.

Detached ADU

A self-contained 1-bd unit at the rear - long-term flex for guests, family, or rental income.

Indoor / outdoor

A wall of black-framed sliders opens the great room to the rear lawn and patio. The yard is part of the house.
